Buying a house is not a straightforward or everyday purchase so in this guide, we aim to demystify the home buying process. We want you to be confident in what is required and what you can expect at each stage in your journey, from finding the right mortgage lender to unpacking the final box in your brand-new home.

Step One

Whether you are a first-time home buyer or an existing homeowner looking for a new home and will require a mortgage for your purchase, we would always recommend visiting a mortgage advisor to establish your borrowing capacity. Speak to a member of our team if you would like information about a local broker. This simple first step can help bring you closer to owning your dream home.

Step Two

Once you have a mortgage agreed in principle (AIP) you can select from a choice of properties available to you within your budget and then get in touch with the team to arrange a viewing of your desired properties.

Step Three

Love a home you’ve seen and wish to buy it? If you’re an existing home owner we can arrange an introduction for you with our retained selling agents who will be able to help you with the sale of your property in readiness for the purchase of your new one. Depending on your own circumstances and how the process of getting your home sold moves forward, there are more options open to you to consider should you choose to do so.

We have partnered with Silverbridge Properties, a specialist in the property sales sector who offer both part exchange and assisted moving options. They also have a chain break service which can be considered should your chain break down at any point of the sales process.

Part exchange
A speedy guaranteed sale, so that you can confidently secure your new property with a minimum of stress.

Assisted move
From valuation and marketing, right through to sale and completion.

Chain break
Stepping into a broken chain allowing your sale to proceed quickly and with minimum delay.

Step Four

The sale is agreed and the funds are all in place. You will now need to instruct a solicitor and then provide us with their details. Your solicitor will handle your purchase and take care of all the relevant paperwork for you. Once this is done, you will exchange contracts with us; we agree to sell you the property and you will agree to buy it. This is also when you will pay your deposit (usually 5% or more) and we will agree on a suitable day for you to move into your new home.

Step Five

Moving day has arrived! On this day, we will wait for the funds to settle the remaining balance. This can happen at any time between 9am and 5pm. Once we are notified that the funds have been transferred, a member of our team will meet you outside the property with the keys so you can let yourself into your new home! At this point, a member of our team will also take the meter readings for gas, electricity and water. We will then supply these details to both you and the utility companies and let them know that you have moved in. We recommend waiting for a welcome letter to arrive from the relevant company before switching providers to avoid any confusion. We will also notify the council for your council tax.

Step Six

All of our new-build homes come with a 10-year building warranty. For the first two years, you can enjoy the peace of mind of knowing that we will care for your new home and will rectify any issues (known as snagging) that you may have.
