HOME BUYERS GUIDE WITH Hoburne Development

Buying a house is not a straight-forward or everyday purchase so in this guide we aim to demystify the home buying process. We want you to be confident in what is required and what you can expect at each stage in your journey, from finding the right mortgage lender to unpacking the final box in your brand-new home.

Step 1.

Whether you are a first-time home buyer or an existing homeowner looking for a new home and will require a mortgage for your purchase, we would always recommend visiting a mortgage advisor to establish your borrowing capacity. Speak to a member of our team if you would like information about a local broker. If you are interested in the Government-backed Help to Buy Scheme, mention this to the broker to help you make the most of your visit and to help you explore the different options available to you. This simple first step can help bring you closer to owning your dream home.

Step 2.

Once you have a mortgage agreed in principle you can select from a choice of properties available to you within your budget and get in touch with team to arrange a viewing of your desired properties.

Step 3.

Love a home you’ve seen and wish to buy it? If you’re an existing home owner, you will need to have a sale agreed on your current home in order to proceed. For peace of mind and a hassle-free sale, speak to our team about part exchange options to help get you moving quicker!

Step 4.

Using the Help to Buy Scheme for your deposit? There will be some paperwork we will need to complete with you and submit to Help to Buy South West. They take approximately 4 working days to process your application and once this is done, they will notify us if you have been successful. For your peace of mind that the home is yours whilst you wait, we will also take a £500 deposit and ask you to sign a document which confirms that we will reserve the home whilst you wait for their decision.

Step 5.

The sale is agreed and the funds are all in place. You will now need to instruct a solicitor to take of your purchase and provide us with their details. Your solicitor will then take care of all the relevant paperwork for you. Once this is done, you will exchange contracts with us – we agree to sell you the property and you will agree to buy it. This is also when you will pay your deposit (usually 5% or more) and we will agree a suitable day for you to move in to your new home.

Step 6.

Moving day has arrived! On this day, we will wait for the funds for the remaining balance to be paid. This can happen at any time between 9am – 5pm. Once we are notified that the funds have been transferred, a member of our team will meet you outside your new home with the keys so you can let yourself in to your new home!

On this day, a member of our team will also take the meter readings for gas, electric and water. We will notify the utilities that you have moved in, providing these details and supply you with a copy of the details as well. We recommend waiting for a welcome letter to arrive from the relevant company before switching provider to avoid any confusion. We will also notify the council for your council tax.

Step 7.

All of our new build homes come with a 10 year building warranty. For the first two years, we will rectify any issues you may have (known as snagging), so you can have peace of mind that your new home will be well cared for by our team


Letting Fee Information

The asking rent does not include letting fees. Our standard administration fee (which covers general administration and preparation of paperwork) is £xxx (£xxx+VAT). A security deposit, usually equivalent to six weeks rent, is also payable.

Depending on your circumstances and the property you select, one or more of the following may also be charged to you upfront;

  • reference fees (including credit checks, bank, guarantor, previous landlord, etc)
  • inventory fees, including check-in and check-out fees
  • guarantor arrangement / application fees
  • additional occupant fees
  • pets disclaimer fees / additional pet deposit
